I thought by now the weather would be getting cooler. But this is Arizona and you don’t know day to day what the weather is going to be. It has been HOT HOT HOT. I thoroughly enjoy showing buyers around the area but when you are showing a bank owned property with no utilities on - uuugh. And there are many bank owned properties available here at prices that lst time home buyers or investors should take advantage of. Many of these homes are in great condition, barely lived in or, in some cases, brand new. Our town is growing. Become a part of it.

1. Find a REALTOR whose personality fits yours. As a first time homebuyer you will feel financial and emotional stress. It is critical that you find a REALTOR who will walk you through the process of buying your first home. This includes finding a lender to get you pre qualified, explaining all the different types of sales available (short sales, forclosures and resales), helping you narrow down what you want in a home, informing you of programs available for first time homebuyers, explaining all the contract forms (before you sit down to write a contract), what a title company does, inspections, and finally the close of escrow. A few REALTORS offer first time home buyer workshops. Ask questions before you decide who you want to work with.

We had the most gorgeous weekend in Arizona City. Temps in the 80’s, blue skies, bbq’s and golf. Some buyers ventured here and some decided this was the place to put down roots. Located only mins from I10, I8 and Casa Grande and only 45 mins to Tucson and Phoenix this is the perfect location. Come visit us!

Before you begin your home search, spend some time writing down what you feel you must have and what you might want in your new home. Do you have to have a 2 car garage or will a carport be enough. Do you need a formal dining room or can you live with an eat in kitchen. Each item you determine a “want” not a necessity, will increase the price of the home you are looking for. Homes in Arizona City, Casa Grande and Eloy are priced to buy. Excellent time for first time home buyers.

You are if you have:
1. Kept your credit in good order.
a) Paid all bills on time
b) Kept your balances on credit cards low
2. Saved for a down payment.
3. Good employment history.
a) Have you been with your present employer over a year?
b) No long lapses between employers.
c) Been in the same industry even though you have changed employers.
4. Contacted a lender to get pre-qualified.

For the past 6 months or more all we have heard or read about the real estate market was doom, gloom and more doom. Well, times may finally be changing. Qualified? Ready? Than lets go housing hunting. When was the last time you could purchase a home for under $80.00 a square foot? Some even less than that. Arizona City and Casa Grande have some incredible deals. I have taken 2 weeks off to visit with my children and grandchildren and to reenergize myself. What an incredible group they are. We spent 3 days on Fenwick Island in Delaware taking in the breathtaking views of the Atlantic Ocean and Assawoman Bay. Girls time only (includes myself and my 4 daughters) shopping, dining and non stop talking. I should have taped it. We could have had our own infomercial. Went to my youngest grandson’s grandparent day at school. He is in kindergarten and gave a short speech. This young man is going places! Took my oldest grandson to baseball practice. We’ll be seeing more of him. And the granddaughters - bubbly, bright and full of fun! Vacation continues thru next week. After almost a week of on and off rain I am ready for the sun. Yes - the roof tops, and trees have been cleaned of dust and yes - the roads are full of mud. My batteries need recharging. I can only go a few days without sunshine. Why else would I have moved here. Arizona City is a great place to live. Contact me if you are looking for a home, condo or land.
